David Ghazaryan

David V. Ghazaryan has been serving families and investors in Las Vegas for nearly two decades. A resident since 2003, David entered the mortgage industry in 2005 with Silver State Mortgage, where he quickly built a reputation for professionalism, transparency, and results. In 2008, he expanded his expertise by founding his own tax preparation practice, and over the years he has personally prepared more than 6,000 tax returns. Those experiences gave him a deep understanding of how taxation, finance, and lending intersect — knowledge that continues to set him apart as a mortgage strategist today.

David is also a graduate of the Fine Arts Academy in Yerevan, Armenia, where he developed the creative mindset and disciplined approach that still guide his problem-solving. His own experience as a real estate investor adds another layer of perspective, allowing him to design mortgage solutions that account not just for immediate needs but also for long-term financial growth.

As the Broker/Owner of iQRATE Mortgages, David specializes in jumbo loans, investor loans, DSCR loans, bank statement programs, non-QM financing, and commercial mortgages. He is particularly skilled in helping self-employed borrowers and high-net-worth individuals navigate lending situations that many traditional banks cannot handle. Through iQRATE’s network of more than 100 banks and private lenders, David makes complex transactions — from vacation homes and short-term rentals to multi-unit investments, fix-and-flip properties, and luxury estates — seamless for his clients.
