Many foreign investors believe a brand new company can't get a home loan. I see this stop great investments because the actual process is much simpler. I'm David Ghazaryan. My work is structuring these exact loans. We bypass the new company's lack of history by focusing on the property's own income. The key is a simple idea called DSCR. The money the house earns from rent must be more than the loan payment each month, usually 1.25 times more. This one number, the DSCR, lets you buy property without any U.S. credit history. Your new company protects your personal money while you invest from abroad. The trade-off for this access is clear. You should expect to pay a higher interest rate and a much larger down payment, often around 30 percent. This structure is your platform for growth, enabling future cash-out refinancing. See the links in the description below for my platforms and the full article.
