Many think you need a tenant to get a loan for a rental house. They see an empty home and assume no loan is possible. But we use future income instead. I, David Ghazaryan, build these loans differently. We don't use your numbers or guesses about the rent. I command an appraiser to find the real market value. This whole system depends on one key paper: the appraiser’s rent schedule. This report uses data from nearby homes to project your property's real income. This appraiser’s rent number becomes the income for your loan qualification. We use this official projection to prove the property can easily pay its own bills. Since the income is not yet real, lenders want more safety. You must bring a bigger down payment and keep more cash in your savings account.
