Documentation Requirements: To prove RSU income, you must provide comprehensive documentation, including grant agreements, a detailed vesting schedule, recent pay stubs, the last two years of W-2s, and brokerage statements.
Income Calculation: Lenders typically calculate a conservative qualifying income by averaging your RSU earnings from the last two years and analyzing your future vesting schedule. They often apply a safety discount, or 'haircut', to the future value to account for stock price volatility.
Company Status Matters: RSUs from publicly traded companies with single-trigger vesting are more readily accepted. Income from pre-IPO companies is considered highly speculative and is rarely approved without an exceptionally strong financial profile.
