Your lender operates on old data. The tax office does not send them your new, lower bill. Your lender has a yearly schedule for checking your numbers. They will not see your lower tax bill until their next planned review time arrives. You have to tell them yourself. Send them the new tax bill. You must use these exact words: “off-cycle escrow analysis” to force an early review. The new analysis shows you overpaid money into your account. If it is fifty dollars or more, the lender must send you a refund check. This is how you master the system instead of letting it master you.
