Quick answer: Henderson and North Las Vegas are two of the most common places our investors buy single-family rentals with a DSCR loan, because newer homes, steady long-term rental demand and master-planned communities are easy for an appraiser to rent-comp. A DSCR loan qualifies you on the home's market rent compared with its full payment, not your tax returns. The things that change the math in these two cities are HOA dues, the property tax cap that applies to rentals, first-year taxes on new construction, and city rules if you ever want to do short-term rentals.
DSCR loans are for business-purpose investment property only. They are not for a home you or a family member will live in.
Why investors look at Henderson and North Las Vegas
Both are incorporated cities with their own planning and licensing departments, separate from the City of Las Vegas and unincorporated Clark County. Investors tell us they like:
- Newer housing stock. Large parts of both cities were built in the last 25 years, so inspections tend to be cleaner and insurance is simpler.
- Master-planned communities. Henderson has Anthem, Green Valley Ranch, Inspirada and Cadence. North Las Vegas has Aliante and Valley Vista. Planned communities give appraisers lots of similar homes to compare.
- Long-term tenant demand from people working in healthcare, logistics, the Strip and the military in the valley.
None of that makes a deal work by itself. The DSCR math decides.
How a DSCR lender sizes a Henderson or North Las Vegas rental
DSCR means debt service coverage ratio. The lender divides the home's monthly rent by its full monthly housing payment: principal, interest, property taxes, homeowners insurance and HOA dues (PITIA). A ratio of 1.0 means the rent exactly covers the payment. Above 1.0, the rent covers it with room to spare. Some lenders will go below 1.0 with a larger down payment or more reserves.
Where the rent number comes from
- Purchase: usually the appraiser's market rent, reported on a comparable rent schedule (Fannie Mae Form 1007 for a single-family home). Many lenders let you use a signed lease if it's in place.
- Refinance: the current lease, sometimes checked against market rent, with the lower of the two often used.
In planned communities with lots of similar rentals, the rent schedule tends to be well supported. On a one-off custom home or a property with an unusual layout, it can come in light. That's why we look at rent comps before you write an offer.
What the lender verifies about you
DSCR files skip personal income and tax returns, but they're still real underwriting. Expect:
- Credit report and score
- Reserves (cash or eligible assets left after closing, measured in months of payment)
- Down payment funds, sourced and seasoned
- Your entity documents if you close in an LLC
- Experience (some lenders treat first-time investors differently)
HOA dues: the line that breaks the most deals
HOA dues go into the payment, so they reduce your DSCR. In master-planned Henderson and North Las Vegas, many homes carry a master association fee and sometimes a sub-association fee on top. Gated sub-neighborhoods often cost more.
Before you write an offer:
- Get the actual dues for both the master and any sub-association.
- Ask whether a special assessment is pending.
- Read the CC&Rs for leasing rules. Some HOAs set minimum lease terms, cap the number of rentals or require tenant registration.
We cover this in depth in our guide to DSCR loans and high HOAs in Las Vegas and Henderson.
Property taxes on a rental are not the same as on a primary home
This catches out-of-state buyers. Nevada limits how fast a property tax bill can rise year to year, but the cap depends on how the home is used:
- Owner's primary residence: under NRS 361.4723, the tax bill on a single-family primary residence generally can't rise more than 3 percent a year.
- Most rentals: fall under the general cap in NRS 361.4722, which limits the increase to a formula based on county assessed-value growth and inflation, never more than eight percent.
- Lower-rent rentals: NRS 361.4724 offers the lower residential cap to an owner of a rental dwelling if the rent charged doesn't exceed HUD's fair market rent for the county.
So when you buy a home the seller lived in, the seller's tax bill is a poor guide to yours over time. A lender typically escrows the current tax bill, but your long-term cash flow should assume the higher rental cap. Your CPA can tell you how property taxes fit into your overall tax picture.
New construction and first-year taxes
Both cities still have builders selling new homes. The Nevada caps generally apply only to property that had an assessed value separately established for the prior fiscal year. A brand-new home on a newly created parcel may be taxed on its full new assessed value the first time, and the bill can be much higher than the land-only bill the builder shows you. Ask the builder or title for an estimated tax on the finished home, and we'll underwrite to that number, not to a vacant-lot bill.
Licensing: what you do and don't need
Long-term rentals held in your own name. NRS 76.020 says a natural person whose only business is renting four or fewer dwelling units isn't treated as a "business" for the Nevada state business license. Check the statute with your CPA or attorney before relying on it.
Rentals held in an LLC. An LLC doing business in Nevada generally needs a state business license through the Secretary of State. If your LLC was formed in another state, you'll also need to register it in Nevada before you take title (see our Nevada DSCR guide for LLCs with partners).
Short-term rentals. Henderson requires an annual short-term vacation rental registration. Its FAQ says registration does not transfer when the property sells or when title moves to a new owner, including an LLC. North Las Vegas requires a conditional use permit before a short-term rental business license. If a listing says "Airbnb approved," that approval almost certainly belongs to the seller, not to you.
Insurance and the "I" in PITIA
A rental needs a landlord (dwelling fire) policy, not a homeowner policy. Lenders want the property's replacement cost covered and the lender named correctly. A quote from your agent before you lock is the only reliable number to use in the DSCR calculation.
A simple pre-offer checklist
- Confirm the address is in Henderson or North Las Vegas (Clark County OpenWeb shows the jurisdiction)
- Pull three to five rent comps from the same community
- Get HOA dues in writing, master plus sub-association
- Estimate taxes using the rental cap, not the seller's primary-residence bill
- Get a landlord insurance quote
- Decide on title: your name or an LLC, and register the LLC first if you choose one
What we'd do
- Run the DSCR before you write the offer, using market rent, the real HOA dues, a landlord insurance quote and a rental-cap tax estimate.
- Pick the rent source that gives the strongest support: a lease for a refinance or a purchase with a tenant in place, or the appraiser's rent schedule.
- Size your reserves early, because they're often the second hurdle after the DSCR itself.
- Set up title the way your CPA and attorney recommend before closing, not after.
- Shop the file across DSCR lenders, since they treat ratios under 1.0, first-time investors and new construction differently.

FAQ
Can I use a DSCR loan to buy a rental in Henderson?
Yes. A DSCR loan can finance a non-owner-occupied single-family rental in Henderson. It qualifies you on the property's rent compared with its full payment. It can't be used for a home you will live in.
Do North Las Vegas rentals qualify for DSCR loans?
Yes. North Las Vegas single-family homes, townhomes and many condos can qualify. The lender looks at the appraiser's market rent or an existing lease, the full payment including HOA dues, your credit and your reserves.
Will my property taxes go up after I buy a Henderson rental?
They can rise faster than the seller's. Nevada's 3 percent cap under NRS 361.4723 is for an owner's primary residence. Most rentals fall under the general cap in NRS 361.4722, which can allow increases up to eight percent a year. Ask your CPA how this affects your plan.
Do I need a business license to rent out one house in Nevada?
NRS 76.020 excludes a natural person whose only business is renting four or fewer dwelling units from the state business license definition of a business. An LLC is treated differently. Confirm your situation with your CPA or attorney.
Can I turn my Henderson rental into an Airbnb later?
Possibly, if the HOA expressly allows it and the home meets Henderson's distance and registration rules. Henderson's registration belongs to the owner at the time it's issued and ends when ownership changes, so plan your title before you register.
