Quick answer
A DSCR loan is a mortgage for a rental property that qualifies on the property's rent compared with its full monthly payment (PITIA), not on your tax returns, W-2s, or debt-to-income ratio. It is business-purpose financing for non-owner-occupied investment property only; you can't live in the home. Every DSCR lender sets its own rules, so iQRATE Mortgages shops your scenario across DSCR lenders (more than 100 on complicated deals) and picks the one with the best rate or the lowest down payment for your goal. Example terms from one of our lenders (October 2026): ratios as low as 0.75 with no extra down payment, a 680 minimum credit score (about 35% down at 680), loans from $75,000 to $5 million, and 12 months of reserves. In Las Vegas, a typical single-family rental bought with 20% down often comes in below a 1.00 ratio, so the lender you choose matters more here than in most markets.

iQRATE Mortgages (NMLS 1862492) is a Las Vegas mortgage broker with access to more than 100 wholesale lenders. On a DSCR file, my job is simple: run the real numbers before you commit, then find the lender whose rules fit your property instead of forcing the property into one lender's box.
Example terms from DSCR lenders we place loans with, as of October 2026. Not every lender offers every option. Terms change often and depend on credit, property, and lender approval. This is not a rate quote or a commitment to lend.
DSCR loans aren't standardized like Fannie Mae or FHA loans. Each lender sells its loans to different secondary-market investors and uses its own risk underwriting, so the same property can get a "no" from one lender and a good offer from another. The 35%-down-at-680 example above is one lender. The next lender may want less down, a different reserve amount, or a different rate for the same file. Non-QM lenders and the investors behind them will take on most risks if they can price for them, often with a higher rate (for example, about 0.5%), so a "no" from one lender often isn't the last word.
How we do it:
Because a 100-lender search is real work, we run it once you're committed: a full application and your document package in hand, not just a rate check.
From David: "On a complicated deal, I'll personally email more than 100 lenders and sift through what comes back. It's a lot of work, so I do it once the client is committed, with a full application and documents in hand."
Our own broker compensation is charged separately from the lender's rate. Ready to compare? Call (702) 766-3744 or apply online.
A DSCR loan usually fits:
It's usually not the right loan if:
The lender divides the property's gross monthly rent by its full monthly housing payment, called PITIA: principal, interest, property taxes, homeowners insurance, and HOA dues (if any).
DSCR = monthly rent ÷ monthly PITIA
1.00 means the rent covers the payment exactly; at 1.25, rent is 25% more than the payment. Below 1.00 the rent falls short, and some lenders still lend at a higher rate.
What the ratio leaves out: it uses gross rent, so vacancy, management, turnover, and repairs aren't in the math. A property can pass the lender's test and still lose money in a bad year, so underwrite your own deal separately.
PITIA: $2,430 + $205 + $110 + $60 = $2,805
DSCR: $2,270 ÷ $2,805 = 0.81
The rent covers about 81% of the payment. Holding the assumed payment terms constant:
Turned around, at a $2,805 payment the rent would need to be $2,805 to reach 1.00 and about $3,506 to reach 1.25.
What this means with real lender terms: 0.81 is above the 0.75 floor in our example lender's terms, so the ratio alone doesn't kill this deal; it just costs a slightly higher rate. With the lender that asks about 35% down at a 680 score, the same home lands near 0.97. Another lender may ask for less down at a stronger score. That spread is exactly why we compare.
1. Typical rents don't cover typical payments at 20% down. Our example lands at 0.81; one national DSCR lender's published Nevada analysis estimated about 0.84 for the Las Vegas metro. Plan for a sub-1.00 ratio unless you put more down or the property rents well above typical.
2. Your property-tax increases are capped differently on a rental. An owner's primary residence gets a 3% annual cap (NRS 361.4723). A home that is not owner-occupied falls under the general cap, which is 8.0% in Clark County for fiscal year 2026–27 (Nevada Department of Taxation); some rentals that meet low-income rent limits can still qualify for 3%. If the home was the seller's primary residence, its tax bill reflects the 3% cap, so as your rental the bill can rise faster. Budget for the ratio in year three, not just year one.
3. Short-term rental rules depend on exactly where the property sits.
4. HOAs can be stricter than the city or county. Many limit rentals or lease terms. Read the CC&Rs before you offer.
5. Get the insurance quote early. You need a landlord policy, and the premium goes straight into PITIA.
We re-check this section monthly. Short-term rental rules in particular are changing; confirm the current status with the city or county and your own counsel before you commit.
You have more options than "walk away":
From David: "We have a no-ratio loan, but it adds about 1.5% to the rate. You're usually better off putting enough down to get to at least a 1.00 ratio. Between 0.75 and 0.99, there's no extra down payment, just a slightly higher rate."
On a DSCR loan, the appraisal sets two numbers that decide your loan: the value and the market rent. The rent opinion usually comes on Fannie Mae Form 1007, the Single-Family Comparable Rent Schedule, where the appraiser compares your property with nearby rentals. Under the redesigned agency appraisal report (UAD 3.6), required for new agency appraisals submitted on or after November 2, 2026, market rent moves into the report itself instead of a separate 1007; DSCR lenders set their own requirements, so you may see either format.
That's why we tell every client the same thing up front: your rate and down payment are tentative until the appraiser's value and rent opinion come in. If the rent comes in low and the ratio drops below 1.00:
Some lenders use the signed lease, some use the appraiser's market rent, and some use the lower of the two. Send us realistic rent comps before you offer, and provide every lease on a 2–4 unit property.
From David: "You can close a DSCR deal with just about any problem as long as you put a bit more down. That's why we always tell clients the rate and down payment are tentative until the appraiser's value and rent come in."
Real iQRATE client scenario: Las Vegas new construction, DSCR purchase
Real iQRATE client scenario. Details rounded and anonymized. Past results don't guarantee future terms.
The lesson for Las Vegas new-construction buyers: if a builder's lender denies you, ask the builder in writing whether the incentives survive outside financing, keep a record showing you met every builder requirement, and get a second opinion quickly, because your financing deadline keeps running.
We don't publish DSCR rates; pricing changes daily. What moves it most:
First, confirm the property can legally operate as a short-term rental (see the Las Vegas section above). Lenders then generally use one of three approaches:
What we see right now: some of our lenders accept an AirDNA report, but with heavy scrutiny. Often the simpler path is to put about 5% more down and qualify on the appraiser's long-term rent opinion instead of the projected nightly income. You can still run it as a short-term rental where legal; the loan just doesn't depend on that income.
Choose conventional if your documented income carries the payment, you're under the property limit, and you don't need an LLC; it's usually cheaper. Choose DSCR if your returns understate your income, your debt-to-income ratio is maxed out, you're past the limit, or you want an entity. We can price both side by side.
A DSCR cash-out refinance pulls equity out of a rental you own, qualified on its rent.
A 1031 exchange lets you defer capital gains tax by selling one investment property and buying another, generally within 45 days to identify the replacement and 180 days to close (IRS). DSCR loans fit because they don't re-document your personal income. Give us your sale date and both deadlines on day one, and get pre-approved on the ratio before you identify properties. This is general information, not tax advice.
Some of our DSCR lenders let you take title in an LLC, one reason investors choose DSCR over conventional financing. Business-purpose credit, including credit to an entity, is generally outside the federal consumer-mortgage rules in Regulation Z (12 CFR 1026.3(a)).
Talk to your attorney and CPA about whether an LLC makes sense for you.
Timeline: the appraisal is usually the longest step. With a complete file, a recent returning client's purchase closed in under 3 weeks (see the case study). The most common delays are a low appraised rent, a late insurance quote, and LLC paperwork that isn't ready.
Tax returns, W-2s, and pay stubs are generally not required.
A DSCR (debt service coverage ratio) loan is a mortgage for an investment property that qualifies on the property's rent instead of your personal income. The lender divides the monthly rent by the full monthly payment, called PITIA (principal, interest, property taxes, insurance, and HOA dues). Lenders still check your credit, assets, reserves, and the appraisal.
Divide the monthly rent by the monthly PITIA. For example, $2,270 in rent divided by a $2,805 payment equals a DSCR of 0.81. A ratio of 1.00 means the rent exactly covers the payment; below 1.00 it falls short. Lenders use gross rent, so vacancy, repairs, and management fees are not part of the ratio.
It depends on the lender. Many DSCR programs look for 1.00 or higher. As of October 2026, one lender iQRATE Mortgages places loans with accepts ratios from 0.75 to 0.99 with no extra down payment, at a rate roughly 0.25% to 0.5% higher. A no-ratio option needs at least 30% down and a 680 credit score and carries a rate about 1.5% higher, so most investors are better off putting enough down to reach 1.00.
Often, yes. Some lenders accept ratios below 1.00, and some offer no-ratio programs, usually at a higher rate. You can also put more money down, take an interest-only option, or choose a different property. If the appraiser's Form 1007 rent comes in low after you apply, moving to a 0.75–0.99 tier or lowering the payment with a buydown or more down usually keeps the deal alive.
Generally no. Personal tax returns, W-2s, and pay stubs are usually not required. You will still need a credit check, asset statements for the down payment and reserves, an appraisal with a rent analysis, and proof of insurance.
It depends on the lender, your credit score, and the ratio. As an example, one lender iQRATE Mortgages works with currently asks for about 35% down at a 680 credit score; other lenders and higher scores can need less, which is why we shop each file across lenders. In our illustrative Las Vegas example using Zillow's August 2026 figures, 20% down lands near a 0.81 ratio, 35% down near 0.97, and roughly 38% down reaches 1.00.

It helps if you clearly live elsewhere, for example renting in Los Angeles and buying a rental in Las Vegas. Living in the same city isn't disqualifying, but expect more questions. Often, but it depends on the builder and the lender. Builders sometimes tie incentives to their preferred lender.
