iQRATE Mortgages (NMLS 1862492) offers private money, also called hard money, loans on Nevada investment property at a 12% interest rate with 20% down. Most of our private money clients are fix-and-flip investors, and rehab funding is available. We also do bridge loans and fast purchases where a bank timeline would lose the deal. We're based in Las Vegas at 6360 S Rainbow Blvd, and we're run by an investor.

The rate is 12%, the down payment is 20%, and you pay 3 points upfront. The minimum loan is $100,000. The loan is usually a 1-year balloon amortized over 30 years, so payments stay low while you work the deal. On clean files, we can close in as little as 3 days. It's for Nevada investment property only, not a home you live in.
We'd rather give you clear numbers than a teaser rate. If the deal works at 12% with 20% down, it's probably a good deal.
Fix-and-flip investors are the bulk of our private money clients. They use it to buy a property banks won't touch yet, renovate it and sell it, and rehab funding is available.
Bridge borrowers use it to close on the next property before the last one sells, or to buy now and refinance later.
Fast buyers use it to compete. In Las Vegas, Henderson and North Las Vegas, off-market and auction deals go to whoever can close quickly. Private money lets your offer look a lot like cash.
Hard money and DSCR loans both skip the tax-return paperwork, but they do different jobs. Hard money is short-term, quick to close and works on properties that need repairs. The tradeoff is a higher rate, 12% with us, and a short term you have to exit.
A DSCR loan is a long-term rental loan that qualifies on rent instead of your income. Rates are lower, but the property usually has to be rentable and it takes longer to close.
The common play is to use both: buy with hard money, rent the property out, then refinance into a DSCR loan to hold it. Because we arrange both, we plan the exit before you buy.
The purchase price has to make sense. We've talked plenty of would-be investors out of overpaying, and we've turned down deals that would have hurt both of us. That's not a fun call to get, but it beats owning a property you can't sell or refinance.
If the numbers are thin, we'll say so and show you why. Sometimes the fix is a lower offer. Sometimes it's walking away.
David Ghazaryan invests in real estate himself, so we read a deal like an owner. Our own technology also keeps conditions moving, which is part of how clean files close fast.
And we cover the whole investor path. Beyond private money, we arrange DSCR, bank statement, cash-out and portfolio loans. See how we work with real estate investors, or read about our Las Vegas mortgage broker services.
Need an agent to find or sell the flip? Our affiliated brokerage, Red Rock Realty, has an agent in Las Vegas. Using them is optional (see the disclosure below).
A hard money loan, also called a private money loan, is a short-term real estate loan from private capital instead of a bank. Approval leans on the property and your plan, not your tax returns.

Use hard money when speed matters or the property can't qualify for a long-term loan yet. Use a DSCR loan when the property is rentable and you plan to hold it. Many investors use both: hard money to buy, then a DSCR refinance to hold.
We focus on the property, your 20% down and your exit plan. We'll review credit and experience, but you don't need W-2s or tax returns.
