Short answer: Las Vegas BRRRR investors usually buy with cash, a bridge loan or a hard money loan, rehab, rent, then refinance into a DSCR loan. Fannie Mae delayed financing works only when no mortgage was used to buy. iQRATE Mortgages, a licensed broker, compares bridge and DSCR lenders so the refinance is planned before you buy.
| Step | Typical financing | What to watch |
|---|---|---|
| 1. Buy | Cash, a bridge loan or a hard money / fix-and-flip loan | If you want Fannie Mae delayed financing later, buy with no mortgage financing and keep the settlement statement (B2-1.3-03). |
| 2. Rehab | Your own funds or rehab draws from the fix-and-flip lender | Keep invoices and the draw schedule; draw rules and the share of rehab financed vary by lender. |
| 3. Rent | Lease the property at market rent | DSCR lenders size the loan on rent versus the full payment (PITIA). Check Las Vegas and Clark County short-term rental rules before planning nightly rentals. |
| 4a. Refinance: delayed financing | Conventional cash-out inside six months | Only when no mortgage was used to buy; new loan capped at the documented purchase investment plus costs; 75% max LTV for a one-unit investment property in DU. |
| 4b. Refinance: conventional cash-out | Conventional cash-out after seasoning | Six months on title, and any first mortgage being paid off must be 12 months old; counts toward the 10 financed-property limit. |
| 4c. Refinance: DSCR cash-out | Business-purpose DSCR loan | Seasoning set by the lender (published examples: no seasoning on certain programs to 90 days); minimum DSCR and max cash-out LTV vary by lender. |
| 5. Repeat | Use the cash-out proceeds on the next purchase | Track financed-property counts, reserves and each lender's exposure limits as the portfolio grows. |
No lender is the best fit for every Las Vegas BRRRR deal. The deciding question is how you will refinance. If you buy with cash, Fannie Mae delayed financing can return your purchase investment inside six months, within the loan-to-value limits. If you buy with a bridge or hard money loan, plan on a DSCR cash-out refinance, where seasoning, minimum DSCR and cash-out leverage are set by each lender. Local rules matter too: in the city of Las Vegas a short-term rental must be owner-occupied, so most non-owner-occupied BRRRR properties are underwritten on long-term rent.

A bridge-to-DSCR plan uses a short-term loan to buy and rehab, then a 30-year business-purpose DSCR loan to pay it off and, where the value supports it, take cash out. The table shows parameters that lenders publish on their own websites. They are examples, not offers, and they change; confirm current terms with the lender.
Varies by lender. Typical published ranges, not an offer. The ranges below summarize bridge, fix-and-flip and DSCR rental programs that investor lenders published on their own websites (reviewed Oct 26, 2026). Lenders are not named, terms change often, and your file may qualify for different terms.
| Parameter | Bridge or fix-and-flip loan (published ranges) | DSCR refinance loan (published ranges) |
|---|---|---|
| Loan amount | About $75,000 to $5 million (varies by lender) | About $85,000 to $2.5 million on the programs we reviewed; minimums about $85,000 to $100,000 (varies by lender) |
| Leverage | Up to about 92.5% to 95% of total cost, or up to 100% of the purchase price on some programs, often capped at about 80% of after-repair value; up to 100% of the rehab budget on some programs (varies by lender) | Up to about 80% LTV on purchase and rate-and-term refinance; up to about 75% to 80% LTV on cash-out (varies by lender) |
| Term | About 12 to 24 months, with interest-only options (varies by lender) | Long-term rental loan; terms and prepayment options vary by lender |
| Minimum DSCR | Not applicable | From no minimum or about 0.75 up to 1.0; some programs require 1.0 or higher for maximum leverage (varies by lender) |
| Credit and experience | Minimum credit score around 660 and recent investment-property exits on some programs (varies by lender) | Minimum credit score around 620 on some programs (varies by lender) |
| Cash-out seasoning | Not applicable | From no seasoning on certain programs (for example, refinancing the same lender's bridge loan into its rental loan, or a free-and-clear property) to about 90 days of ownership (varies by lender) |
We compare these terms across lenders for your actual deal before you buy.
Once you hold several rentals, you can pull equity one property at a time or refinance a group of them together.
| Approach | How it works | Good fit | Watch |
|---|---|---|---|
| Single-property DSCR cash-out | One DSCR loan per rental, each qualified on its own rent | Recycling equity from one finished BRRRR into the next purchase | A closing per property; seasoning and cash-out LTV per lender |
| Blanket or portfolio DSCR loan | One note secured by several rentals, qualified on their combined rent | Refinancing several stabilized rentals at once | Cross-collateral and release terms for selling one property; minimum property count and loan size vary by lender |
| Conventional cash-out | Agency loan on personal income and DTI | Investors with fewer than 10 financed properties | Six months on title, 12-month-old first mortgage, and the Fannie Mae limit of 10 financed properties (B2-2-03) |

There is no single best BRRRR lender in Las Vegas; the right lender depends on how you buy and how you plan to refinance. Compare published leverage, rehab funding, cash-out seasoning, minimum DSCR and whether the same lender can take you from a bridge loan to a DSCR loan. iQRATE Mortgages is a licensed broker that compares bridge and DSCR lenders for Las Vegas investors.
Look at five things: how much of the purchase and rehab the bridge loan covers, the bridge term and extension options, how many days the DSCR lender requires before a cash-out refinance, the minimum DSCR, and whether moving from that lender's bridge loan to its own DSCR loan waives seasoning. Lender-published examples range from no seasoning on certain programs to 90 days (varies by lender).
Decide first whether you want one loan per property or one blanket loan across several rentals. Then compare maximum cash-out loan-to-value, minimum and maximum loan amounts, minimum DSCR, seasoning, prepayment terms and, for blanket loans, release terms for selling one property. All of these vary by lender. Business-purpose investment property only.
Generally no. Fannie Mae's delayed financing exception (Selling Guide B2-1.3-03) requires a settlement statement confirming that no mortgage financing was used to obtain the property. A standard Fannie Mae cash-out refinance that pays off an existing first mortgage requires that mortgage to be at least 12 months old. Investors who bought with a bridge or hard money loan usually refinance into a DSCR loan instead.
For a Fannie Mae conventional cash-out, at least one borrower must be on title for six months unless the delayed financing exception applies, and any first mortgage being paid off must be at least 12 months old. DSCR lenders set their own seasoning; published examples include 90 days and no-seasoning options on certain programs (varies by lender).
Within the city of Las Vegas, a short-term residential rental must be owner-occupied throughout the rental period, have no more than three bedrooms and sit at least 660 feet from another short-term rental, and it is prohibited in areas such as Summerlin. Unincorporated Clark County requires a county license, caps licenses at 1% of housing units and is reviewing amendments, so check the rules before you buy.
One loan per property keeps each rental separate, so you can sell or refinance one without touching the others. A blanket or portfolio loan puts several rentals under one note, which means one closing and one payment but ties the properties together through cross-collateral and release terms. The right choice depends on the portfolio, and terms vary by lender.
Some DSCR lenders publish minimums below 1.0, while others require at least 1.0 (varies by lender). In iQRATE's experience, a ratio below 1.0 usually means a pricing adjustment, or it can be offset with a rate buydown or a larger down payment that lowers the loan amount. Complex files are shopped only after a full application and document package.
