A Houston DSCR loan is a rental property loan that qualifies on the home's rent, not your tax returns or W-2s. The lender divides the monthly rent by the full payment. That ratio is the DSCR. iQRATE Mortgages is a broker. We compare DSCR programs from many lenders for rentals in Houston, Katy, Sugar Land, Pearland, Cypress, Spring and the rest of Greater Houston. You can close in your own name or in an LLC.
Short answer: if the rent covers the payment, you can often qualify. Call or text (702) 766-3744 for a quote. Or contact us online.

Rent and price drive a DSCR loan. So we start with them. The table uses Zillow data for September 2026. Gross yield is a year of rent divided by the home value. It is before tax, insurance and the loan.
| City | Typical home value | One year earlier | Change | Typical rent | Gross yield |
|---|---|---|---|---|---|
| Pasadena | $215,283 | $219,489 | -1.9% | $1,361 | 7.6% |
| Baytown | $243,842 | $245,921 | -0.8% | $1,491 | 7.3% |
| Houston | $259,465 | $264,942 | -2.1% | $1,544 | 7.1% |
| Katy | $330,372 | $341,262 | -3.2% | $1,939 | 7.0% |
| Conroe | $310,592 | $316,222 | -1.8% | $1,567 | 6.1% |
| Cypress | $399,897 | $405,000 | -1.3% | $2,013 | 6.0% |
| Pearland | $377,993 | $380,082 | -0.5% | $1,898 | 6.0% |
| Spring | $361,360 | $363,656 | -0.6% | $1,759 | 5.8% |
| League City | $373,269 | $370,114 | +0.9% | $1,773 | 5.7% |
| Sugar Land | $440,014 | $439,849 | +0.0% | $1,997 | 5.4% |
Pasadena has the highest gross yield here, at 7.6%. Sugar Land has the lowest, at 5.4%. A higher yield makes a DSCR of 1.0 easier to reach. A lower yield often needs more down.

Property tax is part of the payment a DSCR lender uses. A higher tax bill lowers your ratio. Here are the 2025 rates inside the city.
| Taxing unit | 2025 rate (per $100) |
|---|---|
| Houston ISD | 0.8783 |
| City of Houston | 0.5192 |
| Harris County | 0.381 |
| Harris Health | 0.1876 |
| Houston Community College | 0.0988 |
| Flood Control District | 0.0497 |
| Port of Houston | 0.0059 |
| Harris Co. Dept. of Education | 0.0048 |
| Total | 2.1253 |
Chart: the 2025 rate, by taxing unit.
| Taxable value | Yearly tax | Monthly tax |
|---|---|---|
| $200,000 | $4,251 | $354 |
| $259,465 | $5,514 | $460 |
| $300,000 | $6,376 | $531 |
| $400,000 | $8,501 | $708 |
| $500,000 | $10,626 | $886 |
On a typical Houston home worth $259,465, that is about $5,514 a year, or $460 a month. Rentals get no homestead exemption. A MUD or PID adds to the rate. For 2026 the yearly rise in appraised value is capped at 20% for most non-homestead property worth $5,320,000 or less. Texas has no transfer tax on a deed.

DSCR means debt service coverage ratio. Take the monthly rent. Divide it by the full monthly payment. The payment is principal, interest, tax, insurance and any HOA. Lenders call that PITIA.
Here is an example. Rent is $2,000. The payment is $1,800. $2,000 divided by $1,800 is 1.11. That clears a 1.0 target.
| Full monthly payment | DSCR 0.75 | DSCR 1.00 | DSCR 1.25 |
|---|---|---|---|
| $1,500 | $1,125 | $1,500 | $1,875 |
| $2,000 | $1,500 | $2,000 | $2,500 |
| $2,500 | $1,875 | $2,500 | $3,125 |
| $3,000 | $2,250 | $3,000 | $3,750 |
| $3,500 | $2,625 | $3,500 | $4,375 |
Chart: rent needed = payment times the DSCR target.
| City | Typical rent | Max payment at DSCR 1.00 | Max payment at DSCR 1.25 |
|---|---|---|---|
| Houston | $1,544 | $1,544 | $1,235 |
| Pasadena | $1,361 | $1,361 | $1,089 |
| Baytown | $1,491 | $1,491 | $1,193 |
| Katy | $1,939 | $1,939 | $1,551 |
| Sugar Land | $1,997 | $1,997 | $1,598 |
| Pearland | $1,898 | $1,898 | $1,518 |
| League City | $1,773 | $1,773 | $1,418 |
| Spring | $1,759 | $1,759 | $1,407 |
The lender uses the lower of the lease or the appraiser's market rent. That is often a form called a 1007. So check the market rent before you make an offer.

Each lender sets its own rules. As a broker, we shop them for you. These are the terms to compare. We confirm every one in writing before you lock.
| Term | What it means for you |
|---|---|
| LTV (loan-to-value) | Loan divided by value. Our recent DSCR files closed at 65% to 75% LTV. |
| DSCR | Rent divided by the full payment. Many programs want 1.0 or more. |
| Reserves | Cash left after closing, counted in months of payment. |
| Credit score | Each lender sets a minimum FICO. Higher scores can lower the down payment. |
| Loan amount | DSCR loans are not tied to the 2026 conforming limit of $832,750 for one unit. |
| Prepayment penalty | Many DSCR loans charge a fee if you pay off early. Ask how many years it lasts. |
| Close in | Our real DSCR files closed in 29 to 32 days. |
| Seasoning | How long you must own a home before a cash-out refinance. |
| DTI | Debt-to-income is not used. The rent qualifies the loan. |
| Interest-only | Some programs offer an interest-only period. It lowers the payment and raises the DSCR. |
| ARM | An adjustable-rate option may be offered next to a 30-year fixed. |
| Points and origination | Upfront fees. Compare them with the rate on the Loan Estimate or term sheet. |
No. Conforming limits apply to conventional loans. A DSCR loan is non-QM. It can go above these limits. We show them so you can compare.

Houston has no zoning. But deed restrictions and HOA rules can limit rentals. Read them before you buy. Many new homes in Katy, Cypress and Spring sit in a MUD. A MUD adds to the tax rate, so it raises the payment.
Flood risk matters too. Lenders require flood insurance in a high-risk zone. Check the FEMA map and the cost before you write an offer.

In late 2025 we closed a DSCR purchase in Katy, west of Houston. The investor bought a rental for about $325k with 30% down. The loan qualified on rent, not tax returns. It closed in 32 days, from Nov 17 to Dec 19, 2025.
In June 2025 we closed a DSCR cash-out refinance for an investor whose Dallas rental is owned by an LLC. The new loan was $395,500 on a home worth about $565k. That is about 70% LTV. The home had no mortgage, so most of the loan went to the owner as cash. Settlement was on 6/20/2025.
In fall 2024 we closed two Las Vegas condos for one investor on the same day. The appraiser's market rent dropped the ratio from 0.98 to 0.82. We kept both on a 30-year fixed DSCR program at 65% LTV. Both closed about five weeks after we sent them in. My clients often own rentals in more than one state, so we work Nevada, Texas, Florida and California files side by side. We also arrange DSCR loans in Las Vegas, Henderson, Reno, Miami and Orlando.
We have also closed primary-home loans in Houston, Tyler and Sugar Land. So we know Texas title, survey and tax steps.

It is a good fit if you are self-employed, own many rentals or want to close in an LLC. It skips tax returns. The trade-off is a larger down payment than many owner loans.
Many DSCR programs ask for 20% to 25% down on a purchase. Our recent files closed at 65% to 75% LTV. More down can help a low ratio.
Many lenders want 1.0 or more. Some accept less than 1.0 with more down and more reserves. We had a file where the ratio fell to 0.82 and it still closed.

Yes. A MUD adds to the tax rate, so it raises the payment. A higher payment lowers the DSCR. Add the MUD rate to the about 2.13 per $100 city total.
If the home is in a high-risk flood zone, the lender will require it. The premium goes into the payment. Check the FEMA map before you offer.
