Short answer: Yes. Some DSCR programs publish no minimum DSCR, and some offer no-ratio options that skip the ratio entirely; others set floors of 0.75, 0.8 or 1.0 (varies by lender). Most close in an LLC with a personal guarantee and no personal income documents. iQRATE Mortgages, a Las Vegas broker, compares these programs for Nevada, California, Texas and Florida investors.
Investors searching for a DSCR loan with no minimum DSCR ratio usually have a rental where the rent does not cover the full payment: common in high-price, lower-yield markets, and in Las Vegas a typical single-family rental bought with 20% down often comes in below 1.0. Two kinds of programs exist. A sub-1.0 DSCR program still measures rent against PITIA but accepts a ratio below 1.0, down to the lender's floor. A no-ratio program does not use the ratio to qualify at all and typically leans harder on equity, credit and reserves. A lender with no published minimum may still decline a specific file, so compare several lenders on the same scenario.
For how a standard DSCR loan works in Nevada, see our DSCR loans in Las Vegas and Nevada page. This page covers only the no-ratio and below-1.0 end of the market.

A DSCR loan for an LLC with no personal income verification is the normal structure for these programs, not a special exception. The lender qualifies the property's rent against PITIA instead of your tax returns, W-2s or debt-to-income ratio, and the loan closes in the LLC's name. Three things still apply:

Yes. Some programs publish no minimum DSCR. Two published programs we checked state they have no minimum DSCR, and one of them also publishes a no-ratio option that does not use the property's cash flow to qualify. Other programs set floors such as 0.75, 0.8 or 1.0. Approval still depends on credit, down payment, reserves and the property (varies by lender).
Check each lender's published DSCR floor, maximum loan-to-value, reserve requirement, minimum credit score and the states it lends in, because they differ. For example, one published program says it does not currently lend in Nevada, and another's state list does not include Nevada or California. iQRATE Mortgages is a licensed broker that compares DSCR lenders for investors in all four states.
A DSCR loan below 1.0 still uses the rent-to-payment ratio; the rent just does not fully cover PITIA, and the lender accepts that within its own floor. A no-ratio DSCR loan does not use the ratio to qualify at all. Lenders that publish no-ratio programs typically ask for more equity or a higher credit score; one lender publishes up to 75% LTV with a 700+ FICO.
Yes, many DSCR lenders qualify the loan on the property's rent instead of your W-2s, paystubs or tax returns, and allow the loan to close in an LLC. Lenders still review credit, bank statements for reserves, insurance, leases and the LLC's entity documents. These are business-purpose loans for non-owner-occupied investment property only.
Usually yes. Lenders that publish their LLC rules generally require the members to sign a personal guarantee. The loan may not appear on your personal credit report, but if it defaults, the guarantee means collection activity can reach you personally. Read the guarantee before closing, and consult your CPA or attorney about how to hold title.
Published checklists include a loan application, authorization to pull credit, recent bank statements for reserves, property insurance, leases or short-term rental history, an appraisal with a rent estimate, and, for an LLC, the articles of organization, operating agreement and EIN. Some lenders also require the LLC to be registered in the state where the property is located.
In iQRATE's experience, a DSCR under 1.0 is often still doable. It usually means somewhat higher pricing, or it can be offset with a rate buydown or a bigger down payment that lowers the loan amount. Complex deals are shopped across more than 100 lenders, but only after a full application and complete document package. Also budget for property tax: Clark County applies an up-to-8% tax cap to non-owner-occupied homes.
Generally not. Regulation Z exempts credit extended primarily for a business purpose, and the CFPB's official interpretation treats credit to buy, improve or maintain a non-owner-occupied rental as business purpose, unless the owner expects to live there more than 14 days in the coming year. That is why DSCR loans are for investment property only, never a home you live in.
Business-purpose loans for non-owner-occupied investment property only; investor loans for business purposes only, not for owner-occupied homes. Credit extended primarily for a business purpose is exempt from Regulation Z under 12 CFR 1026.3(a). Information is educational and subject to change; it is not a commitment to lend. All loans subject to credit approval, property eligibility and lender guidelines; programs, terms and eligibility vary by lender and borrower qualification and may change without notice.
