Quick answer: A DSCR loan can finance a Las Vegas duplex, triplex or fourplex you don't live in, using the combined rent from all the units against the property's full monthly payment. Two to four units is still residential lending, with a residential appraisal that includes a rent analysis, so you avoid the commercial process that starts at five units. The deals that close smoothly have current leases or strong rent comps for every unit, a clean rent roll, utilities that are clear on who pays what, and realistic taxes and insurance. If you'll live in one of the units, that's an owner-occupied loan, not a DSCR loan.
DSCR loans are for business-purpose investment property only. They are not for a property you or a family member will live in, even part of it.
Why small multifamily works in Las Vegas
Las Vegas has a lot of older duplexes and fourplexes in central neighborhoods and a smaller supply of newer ones. Investors like them because:
- One roof, multiple rents. A single vacancy doesn't take the property to zero income.
- One closing, one loan. Buying four doors at once is cheaper and faster than four single-family closings.
- Residential financing. Two to four units still use residential loan products and appraisal forms.
The tradeoff is condition. Many central Las Vegas small multifamily buildings are decades old, so inspections, deferred maintenance and insurance take more attention. Budget for older roofs, original plumbing and HVAC systems that serve each unit separately. A building that looks cheap per door can turn expensive fast if three air conditioners need replacing in the first summer.
How a DSCR lender qualifies a 2-4 unit property
The ratio is the same idea as a house: rent divided by the full payment (principal, interest, property taxes, insurance and any HOA dues). The difference is that the rent is the total of all units.
Rent support for each unit
Lenders usually use one or both of:
- Existing leases for occupied units, often compared with market rent
- The appraiser's market rent analysis. For two to four units, appraisers commonly use Fannie Mae Form 1025, the Small Residential Income Property Appraisal Report, which includes a rent schedule for each unit
When a unit is vacant at purchase, the lender typically uses market rent for it, but some want a lease in place for a refinance. Month-to-month tenants, below-market rents and tenants who are behind can all lower the usable rent, so a rent roll and tenant ledgers matter more than on a single-family deal.
Reserves and experience
Small multifamily files often need more reserves than a single-family DSCR loan, and some lenders look for prior landlord experience on three- and four-unit properties. We find out early so you're not surprised in underwriting.
Loan size: where conventional limits sit in 2026
Some investors compare a DSCR loan with a conventional investor loan. For context, FHFA's 2026 baseline conforming loan limits for Clark County are:
Units2026 conforming limit1$832,7502$1,066,2503$1,288,8004$1,601,750
Conventional investor loans use your personal income and debt-to-income ratio and come with their own property-count limits. DSCR loans don't use personal income, which is why serial investors and self-employed borrowers often prefer them even when a conventional loan is possible.
Due diligence that's specific to small multifamily
Utilities and meters
Ask whether each unit has its own electric and gas meter and who pays water, sewer and trash. In older Las Vegas buildings, one water meter for the whole property is common, which means you're paying water for all units. That cost doesn't change the lender's ratio, but it changes your cash flow.
Zoning and legal unit count
Make sure the unit count on the listing matches the Clark County Assessor's records and the zoning. An "extra" unit that was converted without permits usually can't be counted for rent, and it can create insurance and appraisal problems.
Short-term rental rules
Small multifamily is a tough short-term rental play in the valley:
- City of Las Vegas: new short-term rental licenses require the owner to live on the property during every rental, which doesn't fit a DSCR loan.
- Unincorporated Clark County: apartments are ineligible, a unit can't push short-term rental use above ten percent of a multifamily building, and each person or entity can hold only one license.
- Henderson: short-term rentals are prohibited in apartment units, and multi-unit developments are limited to a share of units.
Plan on long-term or mid-term tenants.
Licensing
NRS 76.020 says a natural person whose only business is renting four or fewer dwelling units isn't a "business" for the Nevada state business license. That's one more reason four units is a meaningful line. An LLC is treated differently, and a fifth unit or second property can change your analysis, so ask your CPA or attorney.
Property tax
Clark County assesses property at 35 percent of taxable value (NRS 361.225). Rentals generally fall under Nevada's general tax cap (NRS 361.4722), which can allow the bill to rise up to eight percent a year, instead of the 3 percent primary-residence cap. NRS 361.4724 can give a lower cap if every unit's rent is at or below HUD's fair market rent for the county. Ask your CPA whether that's worth pursuing on your building.
Why five units is a different world
At five or more units, most lenders treat the property as commercial multifamily: different appraisal, different underwriting, often different terms. If you're looking at a five-unit, read our guide to financing a 5-unit property in Las Vegas before you make an offer.
Common reasons 2-4 unit DSCR files stall
- Leases that don't match the rent roll or bank deposits
- A unit that's vacant or occupied by a family member at no rent
- Appraised market rent coming in under the seller's pro forma
- Unpermitted units or garage conversions
- Insurance quotes that come in high for older roofs, wiring or plumbing
- A seller who won't provide estoppels or tenant ledgers
Most of these can be fixed if you catch them during the inspection period instead of the week before closing. Ask the listing agent for the rent roll and leases on day one of escrow, compare them with the seller's bank deposits, and send them to us right away. If the appraised rent might come in under the pro forma, it's better to know while you can still renegotiate.
A pre-offer checklist for Las Vegas small multifamily
- Rent roll, leases and six to twelve months of deposits
- Assessor record showing the legal unit count
- Utility setup for each unit (meters and who pays)
- Landlord insurance quote for the building
- Current tax bill and an estimate under the rental cap
- HOA documents if it's a condo-mapped or HOA property
- Inspection of roof, HVAC for each unit, electrical and plumbing
What we'd do
- Underwrite the rent unit by unit, using leases where they're solid and market rent where they're not.
- Get the insurance quote before you lock, since older buildings can surprise you.
- Verify the legal unit count with the Assessor before the inspection period ends.
- Size reserves for the building, not just the loan.
- Shop the file, because lenders differ on vacancies, experience and three- to four-unit properties.

FAQ
Can I use a DSCR loan for a duplex in Las Vegas?
Yes, if neither unit will be your home. The lender adds up the rent from both units and compares it with the property's full monthly payment. If you'll live in one unit, you'd need an owner-occupied loan instead.
Does a fourplex count as residential or commercial?
Two to four units is generally residential lending, usually appraised on Fannie Mae Form 1025. At five units and above, most lenders treat it as commercial multifamily.
What if one of the units is vacant when I buy?
Many lenders will use the appraiser's market rent for a vacant unit on a purchase. Some want leases in place for a refinance. Vacancy policy varies, so we match the file to the lender.
Can I Airbnb one unit of a Las Vegas fourplex?
It's difficult. The City of Las Vegas requires owner occupancy for new short-term rental licenses, and unincorporated Clark County bars apartments and limits short-term rental use in multifamily buildings. Most investors plan for long-term or mid-term tenants.
Do I need a Nevada business license to own a fourplex?
NRS 76.020 excludes a natural person whose only business is renting four or fewer dwelling units from the definition of a business for the state business license. An LLC owner is treated differently. Check with your CPA or attorney.
