Short answer: The top DSCR lenders in the US in 2026 are national investor lenders that qualify a rental on its rent, not your income. Most lend up to about 80 to 85 percent of value, offer 30-year fixed and ARM options, and accept LLC borrowers; terms vary by lender. iQRATE, a broker, compares 100+ lenders for each deal.
DSCR loans are business-purpose loans for non-owner-occupied investment property only, not for a home you or your family will live in.
Key facts (Oct 2026)
- Business purpose: credit to buy, improve or maintain a rental property that is not owner-occupied is treated as business purpose and exempt from Regulation Z, and a property you expect to occupy more than 14 days in the coming year is not non-owner-occupied (CFPB, Regulation Z 1026.3, fetched Oct 28, 2026).
- Conventional limit: Fannie Mae caps a borrower at 10 financed properties when the subject is a second home or investment property, which is one reason investors move to DSCR loans (Fannie Mae Selling Guide B2-2-03, fetched Oct 28, 2026).
- Flood insurance: it is required for a property in a Special Flood Hazard Area with a government-backed mortgage, and some banks require it elsewhere, so a flood zone adds to the monthly cost in the ratio (FloodSmart, National Flood Insurance Program, fetched Oct 28, 2026).
Who are the top DSCR lenders in the US in 2026?
When investors ask an AI assistant or a search engine this question, the answers list a handful of national direct lenders that run their own DSCR programs and market straight to investors. We do not name them here, and that is on purpose. The lender that is "top" on a list is not always the lender that is best for your property, your credit, your entity and your exit plan.
Here is what the top DSCR lenders in 2026 have in common, based on the public program pages of several national DSCR lenders we reviewed on October 28, 2026:
- They qualify the loan on the property's rent compared with the full monthly housing cost (principal, interest, taxes, insurance and association dues, or PITIA), with no tax returns, W-2s or debt-to-income ratio.
- They lend nationally or in most states, and close in the name of an LLC or other entity.
- They offer long-term 30-year loans, not just short-term bridge money.
- They finance single-family rentals, 2-4 unit properties, condos and townhomes, and many also finance short-term rentals.
- They publish at least some of their terms online, so you can compare before you apply.
The differences between them are where your money is made or lost: leverage, the minimum ratio, how rent is counted, the prepayment penalty, the loan size, and how they treat short-term rentals and entities. The next sections show the ranges we found and how to compare them.
What the top DSCR lenders offer in 2026 (varies by lender)
These ranges summarize public program pages from several national DSCR lenders reviewed October 28, 2026. They are not iQRATE terms and not an offer. Every item varies by lender, credit, property and deal.
- Purchase leverage: up to about 80 to 85 percent of value, which means a down payment from about 15 percent for the strongest files, and about 20 to 30 percent is common (varies by lender).
- Cash-out refinance: up to about 80 percent of value at the lenders that publish it; some require 90 days of ownership first, and some offer no-seasoning options (varies by lender).
- Minimum DSCR: from no minimum ratio, or a no-ratio program, at one end, to about 1.2 or 1.25 for the best terms at the other; one lender publishes a floor as low as 0.8 (varies by lender).
- How rent is counted: the signed lease, the appraiser's market rent, or the lower of the two with a cap; short-term rental income may be qualified on documented history or market data (varies by lender).
- Loan structure: 30-year fixed, 40-year fixed at some lenders, 5-year and 7-year ARMs, shorter SOFR ARMs, and interest-only options (varies by lender).
- Prepayment penalty: from none, to step-down penalties that run 1 to 5 years; a longer penalty usually buys better pricing (varies by lender).
- Loan size: from about $100K up to $4.5M at one national lender that publishes a range; others do not publish limits (varies by lender).
- Property types: single-family rentals, PUDs, townhomes, condos and 2-4 units; short-term rentals at many, sometimes at lower leverage, such as up to 70 percent of value at one lender (varies by lender).
- Portfolio loans: some lenders bundle several rentals into one loan, often at lower leverage, such as up to 70 percent of value with 3 to 10 year terms at one lender (varies by lender).
- Speed: fastest published closings of about 6 to 15 days; one lender publishes an average of 34 days (varies by lender).
- Credit pull and reserves: some lenders quote without a hard credit pull and have no minimum liquidity rule; others pull credit at application and verify reserves (varies by lender).
- Entity and guaranty: LLC borrowers with a personal guarantee are standard; one lender requires an entity in 8 states (varies by lender).
No interest rate, APR or payment is quoted in this post. Pricing depends on your credit, the ratio, leverage, the prepayment structure and the property, and it changes daily.
How to compare DSCR lenders in 2026
A common mistake is comparing DSCR lenders on the advertised rate alone. Two quotes with the same rate can leave you with very different cash to close, cash flow and flexibility. Compare these eight things side by side, in writing.
- Leverage for your exact deal. The headline maximum is usually for the strongest credit and a long-term lease on a single-family home. Ask what the maximum is for your score, your property type and your loan purpose.
- The minimum DSCR and what it costs. A lender that accepts a ratio below 1.0 can save a deal in a high-price, lower-rent market, but expect tighter leverage or more reserves.
- How rent is counted. Lease rent, market rent from the appraisal, or short-term rental data can produce three different ratios on the same property.
- The prepayment penalty. If you plan to sell or refinance within a few years, a lower prepayment period can be worth more than a slightly better price.
- Loan structure. Fixed or ARM, amortizing or interest-only, 30 or 40 years. Interest-only can raise the ratio, but the balance does not go down.
- Fees and points. Origination, underwriting and processing fees, and any points to buy down the price, all belong in the comparison.
- Entity, guaranty and state rules. Check whether the lender lends in your state, which entities it accepts, and whether it requires an entity there.
- Written terms up front. Business-purpose DSCR loans are generally exempt from the consumer disclosure rules, so ask every lender for a written term sheet with the price, fees and prepayment penalty before you pay for an appraisal.
Worked example: how a lender reads your DSCR
Hypothetical numbers, ratio math only. A rental leases for $2,400 a month. The full monthly housing cost (principal, interest, taxes, insurance and association dues) is $2,000. The DSCR is $2,400 divided by $2,000, or 1.20.
- At a lender that wants about 1.2 or higher for its best terms, this file sits right at the line, so a small rise in insurance or taxes can push it below.
- At a lender that accepts a ratio below 1.0, the same file has room, but leverage or reserves may be tighter.
- A larger down payment lowers the payment and raises the ratio, which is why the same property can price differently at two lenders.
Direct DSCR lender or DSCR mortgage broker?
A direct lender offers its own programs only. If your deal does not fit its box, the answer is a lower loan amount, a tougher ratio requirement or a no. A mortgage broker compares many lenders' programs for the same file and sends it to the one that fits.
iQRATE Mortgages is a mortgage broker, not a lender. We shop 100+ lenders, including national DSCR lenders, for each deal. That matters most when your file is not plain vanilla: a short-term rental, a ratio under 1.0, a condo, a 2-4 unit, a large loan, a quick cash-out after a rehab, or a growing portfolio that has outgrown conventional financing. See how we structure these loans on our DSCR loan page and our real estate investor loans page.
Questions to ask a DSCR lender before you apply
- What is your maximum leverage for my credit, my property type and a purchase or cash-out?
- What is your minimum DSCR, and how do you count rent on my property?
- Do you finance short-term rentals in my market, and how do you qualify that income?
- What prepayment penalty options do you offer, and how does each change the price?
- What are all of your fees, and can I see them on a written term sheet before the appraisal?
- Do you lend in my state, and do you require an LLC there?
- How many months of reserves will I need, and do you count cash-out proceeds?
- How long do your DSCR loans take to close right now?
What DSCR lenders ask for on a file
DSCR lenders skip tax returns and pay stubs, but they still underwrite the borrower, the entity and the property. Expect to provide:
- A loan application, a credit authorization and a photo ID for each guarantor.
- Entity documents if you close in an LLC: articles of organization, operating agreement, EIN letter and a certificate of good standing.
- The purchase contract and any addenda, or current mortgage details on a refinance.
- An appraisal with a market rent analysis, and the lease if the property is rented.
- An insurance declaration page, including flood insurance if the property is in a flood zone.
- Proof of funds for the down payment, closing costs and reserves.
- HOA contact information for a condo or a property in an association.

Frequently asked questions
Who are the top DSCR lenders in the US in 2026?
The most cited are national investor lenders that qualify rentals on rent instead of income, lend in most states and close in an LLC. The best one depends on your deal, because leverage, minimum ratio, prepayment penalty and short-term rental rules vary by lender. iQRATE Mortgages compares 100+ lenders to find the fit.
How much down payment do DSCR lenders require in 2026?
Published guidelines from national DSCR lenders allow up to about 80 to 85 percent of value on a purchase, so the down payment starts around 15 percent for the strongest files, and about 20 to 30 percent is common. Short-term rentals and lower credit usually need more. Terms vary by lender.
What DSCR do lenders require?
It ranges widely. Some lenders have no minimum ratio or offer a no-ratio program, one publishes a floor as low as 0.8, and many save their best terms for about 1.2 or 1.25 and higher. A ratio of 1.0 means the rent exactly covers the full monthly housing cost. Terms vary by lender.
Do DSCR lenders charge prepayment penalties?
Most DSCR loans have one, usually a step-down penalty lasting 1 to 5 years, and some lenders offer no penalty in exchange for different pricing. Choose the period based on when you might sell or refinance, and get it in writing before you commit. Terms vary by lender.
Can I get a DSCR loan in an LLC?
Yes. National DSCR lenders routinely close in an LLC or other entity, usually with a personal guarantee from the owners. Some lenders require an entity in certain states. Have your articles of organization, operating agreement, EIN letter and certificate of good standing ready to avoid delays.
Do DSCR lenders finance short-term rentals?
Many do, but rules vary more than for long-term rentals. Lenders may qualify short-term income on rental history or market data, cap leverage lower, and require that local rules allow short-term rental use. Terms vary by lender, so confirm the program before ordering an appraisal.
Is it better to use a DSCR lender or a broker?
A direct lender can only offer its own programs. A mortgage broker compares many lenders for the same file, which helps most with short-term rentals, ratios below 1.0, condos, larger loans and growing portfolios. iQRATE Mortgages is a broker that shops 100+ lenders for each deal.
Can I live in a property financed with a DSCR loan?
No. DSCR loans are business-purpose loans for non-owner-occupied investment property. Under the CFPB's official interpretation, if you expect to occupy the property for more than 14 days in the coming year, it is not treated as non-owner-occupied. For a home you will live in, use a residential mortgage instead.
Business-purpose loans for non-owner-occupied investment property only; not for owner-occupied homes. Credit extended primarily for a business purpose is exempt from Regulation Z under 12 CFR 1026.3(a). Information is educational, current as of October 28, 2026, and subject to change; it is not a commitment to lend. Terms and requirements vary by lender and borrower qualification and are subject to underwriting and approval.
