What is the jumbo loan limit in Henderson, NV for 2026?

Henderson is in Clark County. For 2026, FHFA set the county's one-unit conforming limit at $832,750. A loan above that is a jumbo. A loan at or below it can be conforming.

The limit applies to the loan amount, not the price. More cash down can keep a pricier home under the line.

Three points matter here:

  • There is no high-balance loan here. No Nevada county is an FHFA high-cost area in 2026. Above $832,750, the loan is a jumbo.
  • Check the year on any quote. The line was $806,500 in 2025 and $766,550 in 2024. Some web pages still show old limits.
  • VA has its own rules. Veterans with full VA entitlement have no VA loan limit. Lenders can still set their own caps. See VA's loan limits page.

At what home price does a Henderson loan become a jumbo?

Divide $832,750 by the share of the price you borrow. The result is the top price that keeps a one-unit loan conforming.

30%70%$1,189,643

Math: $832,750 ÷ (1 − down payment). Source: FHFA 2026 limit; iQRATE arithmetic.

Three quick checks from the same math:

  • A $900,000 home with 10% down is an $810,000 loan. That is $22,750 under the limit, so it is conforming.
  • A $1,000,000 home with 10% down is a $900,000 loan. That is $67,250 over, so it is jumbo.
  • The same $1,000,000 home with 20% down is an $800,000 loan. That is $32,750 under, so it is conforming.

Is your price just over the line for your down payment? Then compare two paths. One is a conforming loan with more down. The other is a jumbo that keeps more cash in the bank.

Where local prices sit against that line:

  • MacDonald Ranch / MacDonald Highlands had a median sale of $1,978,250 across 160 closings. That covers the 12 months ending September 18, 2026. It was the only master plan in town on that list with a median above the limit. (Nevada Real Estate Group, MLS data)
  • Anthem ($650,000 median) and Seven Hills ($655,000) sit under the line at the median. Their top-end homes can cross it.
  • 89012's median asking price was $799,000 on September 15, 2026. That is close to the line. Many buyers there weigh more down against a jumbo.
  • Listings in town on September 15, 2026: 205 asked $850,000 to $1.5 million. The 303 at $1.5 million and up were 12.8% of all listings. Of those, 25.7% had cut price.

How many Henderson buyers use jumbo loans? (City HMDA data)

Lenders report almost all home loan applications to federal regulators. The law is the Home Mortgage Disclosure Act (HMDA). We pulled the public loan-level records. Then we kept only loans inside Henderson city limits. Metro averages can't show what happens in the city itself. This study can.

How we built it:

  • Source:FFIEC HMDA Data Browser loan-level files for Clark County, NV, 2024 and 2025.
  • Which tracts count as Henderson: 73 census tracts. Each one's Census Bureau internal point lies inside city limits (TIGERweb 2020 place 3231900). Together they hold 314,463 of the city's 317,610 residents in the 2020 Census, about 99%.
  • What counts as jumbo: HMDA's flag for a loan above that year's limit. That was $766,550 in 2024 and $806,500 in 2025. These are past deals under past limits. VA loans above the limit are counted.
  • What counts as a purchase loan: originated, first-lien, closed-end home purchase loans. HELOCs and reverse mortgages are left out.
  • Loan amounts: HMDA reports the midpoint of a $10,000 band.
  • Not in the city figures: Las Vegas city, Summerlin and unincorporated areas like Paradise and Enterprise. Clark County figures include them all.

Source: iQRATE analysis of public HMDA data, City of Henderson tracts, computed November 4, 2026. Las Vegas metro figures on this page (MSA 29820) come from our /jumbo guide. The Clark County figures in the city-vs-county table come from the Clark County file pulled November 4, 2026. The two come from separate pulls (for 2025: 1,088 vs 1,082 jumbo purchases).

What stands out:

  • Jumbo loans here run bigger than the metro's. The 2025 city median was $1,205,000. The Las Vegas-Henderson metro median was $1,135,000. The city median rose 12.1% from 2024 (iQRATE calculation from HMDA counts).
  • The city uses more interest-only. In 2025, 23.9% of its jumbo buys were interest-only. The metro share was 14.2%. (Metro figures are from our Las Vegas-area jumbo guide.)
  • Lenders vary. In 2025, 82 lenders made the 218 jumbo loans in town. Each one writes its own jumbo rules.
  • Short-term loans show up. In 2025, 14 loans had a 12-month term. That most often signals a bridge or other short-term loan.

What the ZIP data shows:

  • 89012 has the highest jumbo share, at 15.9%. 89052 is next, at 12.8%.
  • Jumbo loans cluster. Those two ZIPs hold 242 of the city's 473 jumbo buys in 2024–2025 (51.2%). Add 89011, and the three hold 356 (75.3%).
  • 89011 is big, not jumbo-heavy. It had the most purchase loans, 3,234. So its 114 jumbos are only 3.5%.
  • Single tracts run much higher. In tract 32003005356 (ZIP 89012), 28 of 56 purchase loans were jumbo (50.0%). In tract 32003005715 (ZIP 89052), 44 of 94 were (46.8%).

Henderson communities and the jumbo questions they raise

These notes come from our Las Vegas-area jumbo guide:

  • MacDonald Highlands (89012): guard-gated golf and hillside estates. Club dues and HOA fees count in your DTI. View lots can make similar sales hard to find. That is why appraisal timing matters here.
  • Ascaya (89012): hillside custom homes and lots. Many buyers here borrow for a custom build or a newly finished home. That can call for construction-to-permanent or portfolio jumbo programs (varies by lender).
  • Anthem and Anthem Country Club (89052): a mix of conforming and jumbo price points. Many buyers can stay conforming with more down. We run both options side by side.
  • Lake Las Vegas (89011): lakefront homes, golf homes and condos. Condo projects here may need a project review. Some buyers here buy second homes. That changes occupancy rules and reserve needs.

Neighborhood data is for orientation only. We do not steer buyers to or away from any area. Every loan is underwritten on the same rules wherever the home is.

Unverifiable information810
Insufficient cash (down payment or closing costs)47
Collateral (appraisal or property)87

Credit history85

Total7785

Two lessons:

  • Debt-to-income led in both years. In 2025 it was the main reason on 44.7% of denials (iQRATE calculation from HMDA counts).
  • Paperwork came next. Incomplete files (12) and unverifiable info (10) followed. Credit history was the main reason on only 5.

How to prepare, reason by reason:

  • DTI: count each local cost on day one. Lenders add each HOA layer to your housing payment. They add any LID or SID bill too. Ask for the HOA resale package numbers, not the listing field. Read the LID/SID line on the title report before you offer.
  • DTI: know the formula. DTI is your monthly debts divided by gross monthly income. Your new house payment counts as a debt (CFPB).
  • DTI: pick the right income method. Write-offs can shrink your taxable income. A bank-statement or asset-depletion jumbo may qualify you another way. A co-borrower's debts count too. See how co-borrower debt can block a Henderson loan.
  • Incomplete files: send the full package up front. Include income, each asset statement and HOA contacts. Use the checklist below.
  • Unverifiable info: source big deposits first. Lenders often want about two months of statements. Odd deposits need a paper trail. Moves between your own accounts are easy to prove. Business-to-personal moves take longer.
  • Short on cash: plan reserves, not just the down payment. Reserves are counted in months of your full housing payment. Gift funds and borrowed money most often don't count.
  • Collateral: plan the appraisal on custom homes. MacDonald Ranch/Highlands had 7.4 months of supply. Lake Las Vegas had 11.8. Both cover the 12 months to September 18, 2026. Fewer recent sales can mean few close matches. Give the appraiser your upgrade list. Ask early if your loan size needs a second appraisal.

In David's words:

"I don't begin by assuming the first lender made a mistake. I begin by finding out exactly why that lender couldn't approve the transaction. Was it income calculation? Insufficient reserves? Restricted stock? A debt-to-income limit? A property that didn't satisfy the lender's appraisal requirements? Those are very different problems."

Every lender sets its own guidelines. These are typical ranges across lenders we compare, not a commitment to lend.

Most jumbo loans skip standard private mortgage insurance. Lenders most often ask for more down and more reserves instead. Published wholesale jumbo programs go up to $5 million (varies by lender; subject to approval). Bank-statement and asset-utilization products sit alongside them.

How much cash does a typical Henderson jumbo purchase take?

The median home bought with a Henderson jumbo in 2025 was $1,615,000 (HMDA). Here is the math at that price. No rate or payment is shown. Those depend on the lender and the day.

Down payment and loan on a $1,615,000 Henderson home (iQRATE arithmetic)
Down paymentCash downLoan amountCompared with $832,750
10%$161,500$1,453,500$620,750 over (jumbo)
20%$323,000$1,292,000$459,250 over (jumbo)
25%$403,750$1,211,250$378,500 over (jumbo)
30%$484,500$1,130,500$297,750 over (jumbo)

What these numbers mean:

  • Each row is a jumbo. Even 30% down leaves the loan well over the limit. At this price, the question is which jumbo, not whether.
  • Transfer tax at $1,615,000 is about $8,236. Who pays is set in the contract. By local custom, the seller most often does.
  • Cash to close is more than the down payment. It adds closing costs, prepaids, HOA transfer fees and any capital contribution. The reserves you must keep come on top.

Two more local price points:

  • $2,000,000, near the MacDonald Ranch/Highlands median. With 20% down, you put down $400,000 and borrow $1,600,000 ($767,250 over). With 25% down, you put down $500,000 and borrow $1,500,000 ($667,250 over). Transfer tax is $10,200.
  • $1,250,000. With 30% down, you put down $375,000 and borrow $875,000. That is still $42,250 over the limit. So it is a jumbo.

Which Henderson costs hit jumbo buyers?

1. Clark County transfer tax (RPTT). The rate is $2.55 per $500 of value. That is the $1.95 state rate plus $0.60 for Clark County. The price rounds up to the next $500.

2. Closing costs. For iQRATE clients, closing costs in the state often run about $6,000 to $8,000 on full-doc loans. Some non-QM loans run about $15,000. Prepaids and your down payment come on top. Jumbo loans can run higher. Second appraisals and bigger title premiums are why. Your Loan Estimate shows your actual costs.

3. Property tax and the cap:

  • The rate. Henderson's city district (500) rate is $2.9613 per $100 of assessed value for FY 2026–27. Assessed value is 35% of taxable value. That is about $1,036.45 per $100,000 of taxable value before the cap. The City of Las Vegas works out to $1,147.37 (Clark County Treasurer). Confirm your tax district on the Assessor's parcel record. Some addresses with a Henderson name sit in unincorporated Clark County.
  • Taxable value is not your price. The Assessor values land on its own. It values the house at replacement cost less depreciation.
  • The cap. Under NRS 361.4723, a primary home's bill generally can't rise more than 3% a year. Other property can rise up to 8%.
  • Buying resets the cap. A new ownership document removes the 3% cap until you claim it. After closing, file through the Clark County Assessor tax abatement page.
  • A new build gets no cap in its first year.
  • Second homes and rentals should budget for the higher cap.

4. LID and SID assessments. Some parts of town paid for roads, sewers or parks through a Local or Special Improvement District. Owners repay their share with a yearly bill on the parcel. It comes on top of property tax and HOA dues. Lenders count it in your payment.

  • Inspirada is in the City of Henderson's LID T-18. The final installment is due June 1, 2035.
  • Cadence has no SID or LID, per the developer's FAQ.
  • Payoffs. Assessment Management Group issues LID bills. It can give a payoff figure. Most can be paid off early.

More: Nevada SID and LID fees explained.

5. HOA layers and guard-gate costs. Many master plans have a master and a sub-association. Guard-gated communities often add a transfer fee and a capital contribution at closing. MacDonald Highlands club dues count too. Put each layer in your DTI.

6. Homestead protection. Nevada's homestead exemption protects up to $605,000 of equity in a primary home from most creditors (NRS 115.010). Record a homestead declaration to use it.

What David tells Henderson buyers that other lenders may overlook:

"I tell buyers not to assume everything attached to the property appears in the mortgage payment. One Henderson home had an electricity bill that was practically zero because the seller had prepaid a long-term solar arrangement. The buyer thought that meant the solar equipment was owned outright. It wasn't. The panels belonged to a third party, and a precautionary UCC financing statement appeared in the property's records. We had to establish the actual solar agreement, transfer requirements, and the lender's title and underwriting treatment. It was a small detail with the potential to complicate an otherwise ordinary closing. I also make buyers review improvement-district assessments, the actual HOA structure, and Nevada's property-tax abatement classification. A monthly payment estimate is only useful if it includes the obligations the buyer will actually inherit."

Before you offer, ask us to read the title report for LID/SID lines and solar UCC filings: (702) 766-3744.

Should a Henderson jumbo buyer choose a fixed, ARM or interest-only loan?

Jumbo borrowers in Henderson use ARMs and interest-only loans more than the metro does.

Loan structure on jumbo purchase loans, 2025
StructureCity of HendersonLas Vegas metro
Adjustable-rate share33.9% (74 loans)29.8%
Interest-only share23.9% (52 loans)14.2%
Most common ARM7-year fixed period (53 of 74)7-year fixed period (209 of 324)

Source: iQRATE HMDA analysis. Henderson's 2025 ARMs also included 10 with a 10-year fixed period and 8 with a 5-year fixed period. Metro figures are from our Las Vegas-area jumbo guide.

How the three work:

  • Fixed-rate jumbo. Principal and interest stay the same for the full term, most often 30 years. It suits long-term owners.
  • ARM jumbo. The rate is fixed for 5, 7 or 10 years. Then it adjusts within caps. It can fit buyers who plan to sell, move or refinance first. Ask for the caps and the worst-case payment.
  • Interest-only jumbo. You pay only interest for a set period, often 10 years. Then payments rise to repay principal. You build no equity through payments in that period. Lenders most often want more down and more reserves.

Compare each option on official Loan Estimates with the same fees. We show the payment before and after any fixed or interest-only period side by side.

Who does David help with Henderson jumbo loans?

David Ghazaryan works on files where the borrower is successful but doesn't fit the standard template. Here is a Henderson jumbo file in his own words:

"One of the most unusual clients I've worked with was a YouTube gamer buying a home in Henderson for approximately $3 million."

"Think about that for a moment. Twenty years ago, a buyer purchasing a house at that price was probably a physician, an executive, or a business owner with traditional financial statements. This buyer had built a career playing video games in front of an online audience."

"His original purchase file dates to 2020, and his team returned in January 2022 about refinancing his primary residence."

"The challenge is making sure the lender understands the real financial picture rather than judging somebody's ability to repay based on their job title."

On savings claims, David says: "I wouldn't quote a bank-versus-broker savings figure without comparing the actual offers." So there is no savings figure here.

On complex income:

"A bank's standard tax-return calculation may not always provide the best available qualification method. That doesn't mean we can count every dollar that enters the account. It means we need to understand which receipts represent eligible income and identify a lender whose documentation requirements fit the borrower."

"I started in the mortgage industry in 2005 and have also worked in tax preparation since 2008. That combination is particularly valuable when evaluating complicated self-employed borrowers."

Larger loans we have closed, 2020–2023. From 2020 through 2023, we closed 15 loans at or above about $725,000. Of the 15, 13 were in Southern Nevada. That includes a refinance of about $1.5 million in Henderson. All 15 closed. Past results do not guarantee future outcomes.

Borrowers David works with, and what each file turns on:

  • Self-employed owners and content creators: business ownership, cash flow and 1099 income. Also personal and business bank statements, and the expenses each program applies.
  • Casino and hospitality executives: bonuses, incentive pay, commissions and equity awards. The question is which ones the lender will count.
  • Retirees and high-net-worth buyers: millions invested but little job income. Asset-depletion or asset-utilization programs can sometimes solve that.
  • Californians who move here: proceeds from the prior home, reserves and job continuation.
  • Investors: qualifying rent, debt-service coverage, down payment, reserves and exit plan. Investor loans are business-purpose financing. They are for non-owner-occupied property only.

Moving from California to a Henderson jumbo?

Many Henderson buyers, jumbo buyers among them, move here from California. Plan for three things:

  • The limit drops. In Los Angeles and Orange County, conforming loans go up to $1,249,125 in 2026. In Clark County, jumbo starts at $832,750. A loan that was conforming in California can be a jumbo here (FHFA).
  • You can often buy before you sell. Options include a bridge loan or a HELOC on your California home. You may also qualify with both payments. The right one depends on your equity, income and reserves (varies by lender).
  • Taxes and income. Nevada has no state income tax on wages. But lenders still use your gross income, not your take-home pay. If your job changes with the move, document it clearly.

iQRATE is licensed in both Nevada and California. One team can work both sides of the move. See buying in Las Vegas before you sell in California.

Can you refinance a Henderson jumbo loan?

Yes. Jumbo refinances follow the same tiered rules as purchase loans. It is a smaller market. In 2025, the Las Vegas metro had 404 originated first-lien jumbo refinances. It had 1,088 jumbo purchases. Four points matter here:

  • The jumbo line uses the new loan amount. Pay the balance down, or bring cash to closing. A new loan at or below $832,750 can be conforming. That holds even if the old one was a jumbo.
  • Your tax cap is safe. A refinance with no new ownership document doesn't affect your 3% cap.
  • Cash-out lowers the LTV you can get. Lenders most often allow a lower max LTV on cash-out than on rate-and-term.
  • ARM borrowers should compare early. A third of local jumbo buyers chose ARMs in 2025. Before the first adjustment, compare three options: a new ARM, a fixed jumbo, and a conforming loan with a paydown.

See our refinance page or call (702) 766-3744. Terms vary by lender.

How does a Henderson jumbo loan work, step by step?

  1. Strategy call. We review your price range, down payment, income type and assets. We check whether more down would keep you conforming.
  2. Full docs up front. This helps prevent the "incomplete" and "unverifiable" denials in the HMDA data.
  3. Lender comparison. We price your file across our wholesale lenders. You get Loan Estimates within 3 business days of a full application (12 CFR 1026.19).
  4. Pre-approval. Your income, assets and credit are reviewed before you make offers.
  5. Pre-offer home check. We read the title for LID/SID lines and UCC filings. We gather dues for each HOA layer.
  6. Contract and appraisal. The appraisal is ordered right away. Ask if your loan needs a second one. You get a copy promptly, or 3 business days before closing, whichever is earlier (12 CFR 1002.14).
  7. Underwriting and conditions. Quick answers keep the file moving.
  8. Closing Disclosure. You get it at least 3 business days before you sign.
  9. Sign, fund and record with the Clark County Recorder. RPTT is collected at recording.
  10. File your primary-residence claim so the 3% tax cap applies.

How do you choose a Henderson jumbo broker?

  • Verify the license. Check the company and the loan officer on NMLS Consumer Access. iQRATE is NMLS 1862492. David Ghazaryan is NMLS 1486726.
  • Ask how many jumbo lenders will quote your file. In 2025, 82 lenders made Henderson jumbo purchase loans. Their rules differ.
  • Confirm the 2026 limit. It is $832,750. A quote using $806,500 or $766,550 is out of date.
  • Ask for reserves in dollars. Ask which accounts count.
  • Ask when they pull title and HOA packages. You should know about LID/SID, HOA layers and solar UCCs before you offer.
  • Compare official Loan Estimates line by line. Collect them on the same day.

Red flags:

  • a rate quoted before anyone sees your income, assets and the home
  • no talk of reserves or a second appraisal on a loan above $1.5 million
  • pressure to sign an intent to proceed before you can compare
  • a lender with one program that calls each other option "impossible"

Yes. Lenders add each HOA layer and any LID or SID bill to your housing payment for DTI. Inspirada's LID T-18 runs through June 1, 2035. Cadence has none, per its developer.

$10,200. Clark County's rate is $2.55 per $500 of value. By local custom the seller pays, but the contract decides.

Does buying a Henderson home reset the 3% property tax cap?

Yes. The 3% cap returns once you claim the home as your primary residence with the Clark County Assessor. Without that claim, the bill can rise up to 8% a year. A refinance with no ownership change doesn't affect the cap.

Can I refinance a Henderson jumbo into a conforming loan?

Yes, if the new loan is $832,750 or less. You can get there by paying the balance down. You can also bring cash to closing. Cash-out refinances most often allow a lower max LTV than rate-and-term.
